Balnacoil Lodge is a 19th C Grade ‘B’ Listed sporting lodge in Sutherland. It is an asymmetrical double gabled timber structure with unusual slate hung walls and roofs. Maxwell & Company was commissioned to design and implement a programme of renovations and alterations to convert the lodge to provide a comfortable, energy efficient modern home which retained the building’s character. Phase 1 involved the overhaul of the exterior envelope. A schoolroom and a log store, later additions, were removed. Chimneys and slating were repaired and all leadwork was renewed. Windows were renovated and double glazed with heritage glass and rooflights were added. Phase 2 consisted of the construction of an additional internal structural timber frame incorporating insulation and plasterboard linings. Both the ground floor and first floors were renewed with concrete screeds with embedded heating pipes powered by a ground source heat pump. The original room layout was reorganised to create an open plan family kitchen/dining room, a large sitting room, utility and drying rooms on the ground floor and a rationalised bedroom and bathroom layout on the upper floor.
